Doing a little to improve your home for market can go a long way! Recently we painted the trim in our house white and even though the cost was just a few hundred dollars for materials, I bet it added $10,000 to $20,000 on to the value of our home!

How your home is presented to buyers is super important. That's why we pay for a staging consultation by the area's top stager for all of our listings prior to professional photos being taken. Click here to learn more of our tricks to sell your home faster and for more money

In 2017, our homes sold with a median days on market of just four days! AND, they sold, on average, for more than $1,000 above list price!

Are you thinking of selling this year? Click here to reserve a listing consultation with Dan or use this form to contact us if you don't see a slot that works with your schedule.

Below is a fantastic list of little things you can do to sell your home faster and for more money. This list originally appeared in this fantastic HGTV article.

Home Improvements: Under $100

Tip 1: Spend an Hour With a pro
 - invite a realtor or stager over to check out your home and offer their expertise.
Tip 2: Inspect it
 - hire an inspector to look for issues that may impact your home's value.
Tip 3: Paint, Paint, Paint
 - give each room an updated, clean look. (Pro tip: neutral colors appeal to the most people)
Tip 4: Find Inspiration
 - look for DIY projects online, in magazines, or on your favorite TV shows.
Tip 5: Cut Energy Costs - save money for updates by lowering the cost of your energy bill.

Home Improvements: $100- $200

Tip 1: Plant a Tree
 - trees increase the value of your home and can cut your cooling costs in the summer.
Tip 2: Low-Maintenance Landscaping
 - look for plants that don't require too much maintenance and are native to the area.
Tip 3: Money-Saving Luxury
 - purchase a water filtration system to cut grocery costs and appeal to future buyers.
Tip 4: Improve the Air Quality Inside Your Home - have a professional test the air quality in your home and give you tips on improving it.

Tip 5: Save the Popcorn for the Movies - removing popcorn ceilings in your home makes it look updated and more appealing.

Home Improvements: $200-$400

Tip 1: Clean up the Lawn
 - hire a local professional to trim overgrown bushes and maintain the lawn.
Tip 2: Cleanliness counts
 - hire a cleaning service to deep clean the places in your home you might usually miss.
Tip 3: Visually Increase Your Home's Square Footage
 - make rooms feel bigger by ditching heavy drapes for vertical blinds and adding mirrors.
Tip 4: Small Bathroom Updates Equal a big Return - removed dated wallpaper, old lighting, and fixtures will make a huge difference.

Tip 5: Add New Energy-Efficient Fixtures - replace old fixtures like lighting and ceiling fans with new, energy-efficient ones.

Home Improvements: $400-$750

Tip 1: Big Return on Bathroom Updates
 - replace outdated vanities, plumbing, lighting fixtures or tile flooring to make things look modern.
Tip 2: Any Kitchen Update Equals Added Value
 - swap out old items like the sink or appliances for new stainless models.
Tip 3: Replace Worn Carpets or rugs
 - replace carpeting in the room that needs it most first, and save the rest for when your finances will allow it.
Tip 4: Keep up With Regular Maintenance and Repairs - make a list of small issues that need to be fixed on a consistent basis to stay on top of things.

Tip 5: Get Help with Getting Organized - hire a professional organizer to give you tips on how to reduce clutter.
