The Final Walk-Through: What Buyers Should Check Before Getting the Keys

Usually scheduled within a day or two of closing, the final walk-through isn't a second inspection. Its job is to confirm that nothing has changed and that agreed repairs are done.

Bring your paperwork

Have the purchase agreement and any repair addendum with you, along with receipts the seller provided. Check each item off as you go.

Test the basics

Run every faucet and flush every toilet. Turn on the furnace or air conditioning, the appliances, the garbage disposal and the lights. Open the garage door and try each key.

Look for new damage

Moving out can scuff walls and floors. Look for water stains, damage from furniture, and anything left behind that was supposed to go.

Confirm what stays

Make sure appliances, window treatments and anything else included in your contract are still there.

If something's wrong

Tell your agent right away. Most issues can be settled before closing with a repair, a credit or money held back from the seller's proceeds.

Buying soon? We'll be with you through every step, including this one.
