How is your estimate different from a Zestimate?
A Zestimate comes from an algorithm working on public records. Ours is prepared by a person on our team who looks at recent comparable sales, the condition of your home and what buyers in your area are paying right now. Zillow itself suggests getting a comparative market analysis from a local agent before you price a home.
Why isn't the valuation instant?
Because someone is actually doing the work. Instant tools can't see your new kitchen, your finished basement or the busy road behind the house next door. Taking a day or two lets us account for the things that move a price.
So, how do you determine my home's value?
We start with homes like yours that sold recently nearby, then adjust for size, lot, age, condition, updates and location. We also look at what's listed and pending right now, since that's the competition your home would face.
Shouldn't we price high and come down later?
Usually not. Homes that start above the market tend to sit, and a home that sits often ends up selling below what a well-priced listing would have brought. Pricing it right from the first day draws the most buyers while the listing is new.
Is there any cost or obligation?
