The Renovation Paperwork to Find Before You List

Updates add value when buyers can see they were done properly. Gathering the paperwork before you list answers questions early and keeps your sale on track.

Permits and final inspections

For additions, finished basements, decks, electrical and plumbing work, find the permit and the final inspection sign-off. Your municipality can usually look up past permits by address.

Warranties that transfer

Roofs, windows, furnaces and water heaters often come with warranties that can pass to a new owner. A transferable warranty is a real selling point.

Receipts and contractor details

Keep invoices showing what was done, when, and by whom. Buyers and appraisers respond well to a simple list with dates and costs.

Work that was never permitted

If something was done without a permit, talk with your agent before listing. Sometimes it can be permitted after the fact. Either way, it needs to be disclosed.
