What Happens to Your Smart-Home Devices When You Sell?

Smart devices are now part of many homes, and buyers expect some of them to come with the house. Decide early what's staying, and put it in writing.

Fixture or personal property?

Items mounted to the house, like a video doorbell, thermostat or smart lock, are generally treated as fixtures that stay. Plug-in speakers and hubs usually go with you. If you want to take something that's mounted, replace it before showings or exclude it in the listing.

Spell it out in the contract

Your agent can list included and excluded items in the offer paperwork. It prevents disagreements at the final walk-through.

Hand it over cleanly

Before closing, remove the devices from your accounts, cancel any subscriptions, and reset them to factory settings. Change door codes. Leave the manuals or model numbers so the buyer can set everything up.

Protect your privacy

Cameras and doorbells can store video in the cloud. Delete recordings and remove shared access for family members so nothing carries over to the new owner.
